Today: HousingWire's October 17 analysis cites a 7.37% mortgage rate and national active inventory up 5.32% year over year. Columbia buyers should obtain fresh lender quotes, and sellers should price against local comparable properties rather than a hoped-for holiday rate decline. Source: HousingWire
Refresh the financing before the next offer. Ask the lender to update the payment, closing costs and approved amount. Include taxes, insurance and association dues; principal and interest alone is not the full ownership budget.
Show the rate difference in dollars. For illustration, a $300,000 loan amortized over 30 years has monthly principal and interest of approximately $2,071 at 7.37%, versus $1,996 at 7.00%. The roughly $75 difference excludes taxes, insurance and fees. This calculation is an example, not a loan quote or forecast.
Keep forecasts separate from a contract budget. HousingWire describes a conditional path below 7% around the holidays. Its analysis depends on economic, oil, trade and bond-market developments. Use an available written quote when deciding whether a purchase works today. Source: HousingWire
Check the lock terms. For a buyer under contract, request the expiration date, extension costs and any written float-down conditions. Do not assume an economic headline will produce a matching improvement in a particular mortgage offer.
Build a local competition set. Pull active listings, recent pending and closed sales, withdrawals and price reductions in the relevant neighborhood and price bracket. National inventory does not establish supply, marketing time or negotiating leverage in Richland and Lexington counties.
Compare concessions with a price reduction. Have the lender model both against the actual loan program, and have the seller compare net proceeds. Confirm financing, appraisal and contract requirements before promising a particular credit.
Give first-time buyers an evidence-based shortlist. Contact preapproved buyers with properties that fit their current budget. Verify asking prices and comparable sales before describing the local market as a bargain or recommending a broad pricing adjustment.
Use institutional results as a prospecting signal. Prologis's October 15 third-quarter release reports 95.1% average occupancy and 60 million square feet of leases signed. These are company portfolio measures, not Columbia vacancy or local rent evidence. Obtain available-space lists, renewal histories, concessions and executed comparable leases before changing an asking rent. Source: Prologis
Investigate competing supply. Prologis's current 2026 guidance includes $5 billion to $5.75 billion in development starts and $2.1 billion to $2.3 billion in acquisitions, on a Prologis-share basis. These are forecasts, not local commitments. Map permitted and under-construction competition relevant to the specific property being considered. Source: Prologis
Require property-specific debt terms. Obtain a lender term sheet and calculate net operating income after operating expenses but before debt service. Test cash flow against the proposed debt payments and reserve needs. A residential mortgage example is not a commercial or investor loan quote.
Use local evidence for valuations. Require executed local leases, realistic renovation estimates and property-specific approval checks for an acquisition or redevelopment. Distant-market anecdotes do not establish achievable rents for a Columbia property.
