Today: September U.S. new-home sales fell 0.6%, while builders continued using incentives to attract buyers. For Athens-Clarke and Oconee clients, compare verified builder financing offers against resale payments before negotiating; national price indexes are not local pricing evidence.
New construction deserves a payment comparison, not an automatic premium. September new-home sales ran at a seasonally adjusted annual pace of 676,000, down 0.6% from August and 5.3% from a year earlier; the national median price was $400,400, up 3.9% monthly but down 3.9% annually, while South-region sales fell 6.6% monthly and 0.7% annually. National inventory totaled 476,000 homes, down 1% monthly and 2.3% annually, representing 8.4 months of supply, the time needed to sell inventory at the current sales pace; only 111,000 were completed, while 115,000 had not started construction. For Clarke and Oconee buyer consultations, request written prices, completion dates, closing-cost credits and rate-buydown terms, meaning payments made to reduce the mortgage rate, then compare full monthly costs with resale alternatives; resale listing agents should check competing builder concessions before recommending a price adjustment. Do not price an Athens listing from a national appreciation headline. HousingWire reports that the August Case-Shiller national home-price index rose 2.1% annually, versus 1.9% in July, but trailed August inflation of 3.4%; its analysis also warns that the index lags more recent financing conditions. For active Clarke and Oconee listings, review recent comparable closed sales, competing properties, concessions and showing activity before changing price, and obtain current lender quotes rather than treating August appreciation as proof of today's buyer purchasing power.
