Today: 45% of sellers are now offering buyer concessions - the most leverage buyers have had in six years. Inventory is tightening in some markets while sellers are cutting prices, covering closing costs, and funding rate buydowns to move properties that aren't positioned right.

Market Pulse

Concession rates hit six-year high. According to recent Redfin data cited by BiggerPockets, 44.7% of home sales now include seller concessions - price cuts, rate buydowns, closing cost coverage, or property repairs. This is not a universal buyer's market. Inventory in Jacksonville actually declined year-over-year in September, and well-priced homes are selling faster than a year ago. The divide is between properties priced and prepared correctly and those that are not. Buyers are more selective and price-sensitive than during the peak years, but they move quickly on a great property at the right price. They have very little tolerance for an overpriced home. Source

For Athens, this means pricing strategy is everything. Homes that sit because sellers are chasing 2021 comps will bleed days on market (DOM) and eventually require deeper cuts. Buyers expect total monthly cost transparency - interest, insurance, taxes, HOA, CDD fees - not just purchase price. Agents who can model these costs and negotiate concessions (rate buydowns, repairs, closing cost credits) will win listings and close deals faster.

Remodeling sentiment holds steady. The National Association of Home Builders' Remodeling Market Index (RMI) for Q3 came in at 62, up one point from Q2 and above the breakeven line of 50 for another quarter. Remodeling is gaining share in the overall construction market because it's less sensitive to elevated interest rates than new construction. However, labor shortages - exacerbated by immigration enforcement and competition from data center construction - are extending project timelines. High material costs remain a concern. Source

Athens agents should flag this for clients considering fixer-uppers or investment properties requiring rehab. Renovation timelines are longer and less predictable than a year ago. FHA 203(k) and conventional renovation loans can help buyers finance purchase and improvements together, but they need to budget for delays and potential cost overruns.

Deal Flow

Renovation loans open doors for buyers priced out of move-in ready homes. Many families who could afford a certain price range several years ago are now forced to look at less expensive homes. Homes in lower price ranges often need repairs or updating. Buyers may have enough for a down payment and closing costs but not enough remaining for substantial improvements after purchasing. When they find an affordable home in good condition, competition can be intense. When they find a home that needs work, they may be competing against investors who can pay cash, purchase as-is, waive contingencies, and close quickly. FHA 203(k) and conventional renovation loans allow qualified buyers to finance both the purchase and eligible improvements. Source

Athens agents: Know which lenders offer these products and how to present them to buyers who are getting outbid on move-in ready homes. This is also an opportunity for contractors and tradespeople as new construction has slowed. Smaller renovation projects generated by buyers improving existing homes can fill the pipeline.

Commercial & Investment

National builders separate land development from homebuilding. Century Communities acquired History Maker Homes, a Texas institution with more than 75 years of history. But the Mitchell family sold the homebuilding business while retaining Jabez Development (their land development company) and ONM Living (their build-to-rent operation). After five generations and approximately 25,000 homes, the Mitchells chose to keep the business built around land relationships, entitlement experience, and understanding of where communities should exist - knowledge that national builders cannot instantly replicate. Source

This raises an uncomfortable question for every private builder: Is your competitive advantage building homes, or creating the places where homes get built? For investors and developers in Athens and Clarke County, this signals that local knowledge, entitlement expertise, and municipal relationships have standalone value. Land development and homebuilding are fundamentally different businesses with different risks, capital requirements, and measures of success.

Industry & Legal

Compass faces shareholder lawsuit over Anywhere merger. A class-action lawsuit filed on behalf of former Anywhere shareholders alleges that Compass misrepresented material facts and downplayed regulatory risks ahead of the merger. The lawsuit claims Compass hired a lobbyist with close ties to the Trump administration to circumvent normal antitrust review processes, contradicting attestations of "reasonable best efforts" to obtain regulatory approval. Senators Warren and Wyden had contacted the DOJ and FTC asking them to examine antitrust risks before the merger closed. Source and Source

Separately, CRMLS and Texas-based Unlock MLS have filed federal lawsuits against Compass over exclusive inventory and listing control. CRMLS argues that Compass wants to access and use comprehensive listing data that CRMLS compiles from thousands of cooperating brokers while withholding its own publicly marketed listings from the same cooperative pool. Source

Athens agents affiliated with Compass or competing against Compass listings: Watch how these cases develop. If courts side with MLSs, it could force changes to how Compass (and other brokerages) handle listing submissions and MLS cooperation.

SCOTUS declines Zillow shareholder case. On October 5, the U.S. Supreme Court officially declined Zillow's appeal to hear the Jaeger v. Zillow Group Inc. class-action shareholder lawsuit related to Zillow's shutdown of Zillow Offers. A lawyer for the plaintiffs told Reuters they "look forward to now moving this case to trial." Property Management & Rentals

Co-hosting and STR management as a path to full-time income. Ryan Dumka left his corporate job at Microsoft by partnering with a local operator who had been cleaning his out-of-state Airbnb. By 2025, their company was managing 85 vacation rentals across three Arizona markets alongside a dedicated cleaning operation. The economics of managing properties he doesn't own have helped him build financial freedom without owning a huge portfolio. Source

Athens has a strong student housing and short-term rental market tied to UGA. Agents and property managers with one or two properties running smoothly can build a management business by approaching owners who are struggling with vacancies, maintenance, or guest communication. Turn local agents into a steady lead source by offering co-hosting or full-service management.
