Today: The 30-year fixed hit 7.40% on Oct. 8 per Freddie Mac, the highest since November 2023, and Mortgage News Daily's top-tier daily index sits at 7.59%. The Fed hiked to 3.75%-4.00% in September and the 10-year Treasury touched 5.36% intraday. Call rate-sensitive buyers and pending-contract clients this week about locks and payment shock.
Action: For Clarke and Oconee buyers, a year-over-year jump of about 110 bps on the 30-year cuts purchasing power sharply. Re-run pre-approvals this week, and tell anyone under contract with an unlocked rate to lock now. Price-sensitive first-time buyers in the Athens entry tier should look at 15-year or buydown (seller-funded rate reduction) structures, and listing agents should expect more concession requests.
Daily volatility is extreme, so lock timing matters. Opening rate sheets on Oct. 7 would have put top-tier 30-year rates above 7.7%, but a bond rally by 11am ET brought the daily average to 7.59%, up only 0.03% on the day. The 10-year yield pushed to just over 5.36% before recovering. Mortgage News Daily rates, MBS recap
Action: Ask your lender partners for intraday lock availability, and do not let clients float a lock hoping for a pullback. One day of recovery does not change the trend.
The drivers are not going away. The 10-year averaged 4.94% in September on oil prices, geopolitical tension, the federal deficit, and AI-driven competition for capital. NAHB's chief economist called the long-rate surge a "warning signal for 2027." The Fed raised the funds rate a quarter point in September. NAHB
Action: Pull the full article and the leasing site, and compare per-bed rents against your own off-campus listings and investor-owned duplexes and houses. Owners of older student rentals near campus should expect competition for fall pre-leasing and decide on rent holds or concessions before lease-up starts.
UGA named its performing arts center for Charles and Lynne Knapp, approved by the Board of Regents on Oct. 7, with the gift funding facility renovations. This has no meaningful effect on housing demand. UGA Today
Action: Send landlord clients a winterization checklist now, covering vacant units, shutoff valves, and heat-set requirements. Review each policy's vacancy and freeze clauses.
