Today: 30-year fixed hit 6.85% (highest since June 2025), national inventory climbed to 1.62 million units (4.9-month supply, highest in a decade), and median existing-home prices rose 1.6% YoY to $429,100.
National inventory builds, but mortgage rates kill momentum. Existing-home sales fell 2.0% MoM to 3.98 million annualized in August, the first time below 4 million since June 2025, per NAR. More relevant for Clarke County: total housing inventory rose to 1.62 million units nationally (up 3.2% MoM, 5.9% YoY), pushing supply to 4.9 months - the highest level in over a decade. The median existing-home price climbed to $429,100 (up 1.6% YoY, 38th consecutive monthly increase). Source
What to do: If Clarke County inventory is tracking this national build, buyers finally have negotiating room for the first time in years. Pull your active listing counts from MLS and compare to this time last year - if you're seeing similar supply growth locally, adjust pricing strategy now before sellers miss the remaining buyer pool.
Mortgage rates hit 6.85%, Fed hike odds at 87%. The 30-year fixed rate climbed to 6.85% (up from 6.79% the prior week), the highest since June 2025, driven by a hotter-than-expected core CPI reading (0.3% MoM vs. 0.2% forecast). August CPI held at 3.4% YoY, but core inflation remained sticky at 2.4%. The CME FedWatch tool crashed from traffic within minutes of the inflation report, and hike odds jumped from 69% to 87% by the time it came back online. Refinance applications fell 6% week-over-week and are down 25% YoY. Source, Source
What to do: A Fed hike next week (Sep 16) will push rates higher still. Contact pre-approved buyers immediately - if they're on the fence, lock now before the announcement. For listings, expect DOM to stretch further unless pricing reflects the new rate environment.
21st Century ROAD to Housing Act faces long implementation timeline. The law signed two months ago includes FHA multifamily loan limit increases (indexed annually for inflation for the first time in 23 years), HOME program reforms, and a Public Welfare Investment cap increase from 15% to 20% (expanding LIHTC capacity). But implementation could stretch into 2028. HUD must write nine new rulemakings (typically 18-24 months each), and the agency's staffing is down 34% (5,800 employees vs. 8,800 in FY 2024). The House FY 2027 appropriations bill - passed before ROAD became law - does not fund any of the new programs. Senate bill still pending. Source, Source
What to do: If you advise multifamily or LIHTC investors in Athens, set expectations now - this is a 2028 story, not a 2026 opportunity. For student housing developers near UGA, watch for HUD gui dance on the manufactured housing permanent chassis removal rule (opens design flexibility for infill), but don't bank on near-term financing relief.
Zillow faces shareholder lawsuit over Redfin deal. A derivative lawsuit filed in King County Superior Court accuses Zillow executives (CEO Jeremy Wacksman, CFO Jeremy Hofmann, co-founders Richard Barton and Lloyd Frink, and eight other directors) of breaching fiduciary duty over the $100 million multifamily rental syndication deal with Redfin. Plaintiff claims executives knew about antitrust risks before the deal closed, made misleading statements calling it a "partnership," and sold $81 million in stock (Frink $33.9M, Barton $29.8M, Wacksman $7.2M) before the FTC lawsuit became public. Zillow's Class C stock fell from $77.05 (Sep 30, 2025) to $32.19 (Jul 10, 2026). The FTC suit settled in late August with no fine. Source
What to do: This is a corporate governance fight, not a market-moving event. If clients ask about Zillow's stability, note the FTC settlement and that the shareholder suit seeks governance changes, not damages that would impact operations.
Note: No Athens-specific articles (foreclosures, Clarke County permits, UGA enrollment impact on housing, local zoning, or Athens MLS data) appeared in today's feed. The UGA articles covered a 9/11 memorial stair climb and a police IT employee disciplined for unauthorized license plate database use - neither relevant to real estate. National building permit headlines lacked Clarke County data. For actionable local intelligence, pull Athens MLS inventory, DOM, and median price trends directly and compare to the national NAR benchmarks above.
