Today: Mortgage rates hit 6.81% with spreads the only thing keeping them below 7%, pending sales growth is flattening year-over-year, and June new-home sales beat estimates at 628K units while the bond market watches the Iran conflict and this week's Fed meeting.

Market Pulse

Mortgage rates at 6.81%, housing demand cooling but not crashing. National pending sales for the week came in at 70,748 vs. 70,609 a year ago, a near-flat gain that signals the growth streak from earlier in 2026 is losing momentum. Total pending contracts (396,759 vs. 384,307 YoY) still show improvement, but the rate of growth has decelerated sharply. Purchase apps posted a 6% week-over-week bounce (post-July 4th seasonal recovery) with only 0.2% year-over-year growth. The 10-year yield has broken above the forecasted 4.60% ceiling twice due to Iran conflict escalation, and the Fed meets this week. Mortgage spreads at 1.94% are the only reason rates aren't north of 7%; with 2023-era spreads, rates would be 7.98% today. For Athens-Clarke County, this means buyer purchasing power is compressing. Listings priced aggressively at 6.5% rate assumptions may need recalibration. If you have buyers pre-approved at sub-6.75%, push them to lock and act before spreads widen further. Sellers sitting on aspirational pricing should be counseled now: DOM (Days on Market) will stretch if rates hold here through August. - HousingWire: Home sales positive but higher rates slowing demand

June new-home sales beat expectations at 628K annualized vs. 610K estimate. Builders continue to move units nationally by buying down rates and offering incentives. For Athens-area agents competing against new construction in Oconee County and the GA-316 corridor, this confirms builders are still aggressive on concessions. Resale listings need to match or counter with closing cost credits and rate buydowns to stay competitive. - TradingView: US new-home sales June 0.628M vs 0.610M estimate

Deal Flow

Rate-driven stagnation creates opportunity for patient investors. With national demand flattening and rates pressing toward 7%, watch for price reductions on Athens listings that have sat 30+ days. Sellers who listed in May expecting a spring bounce are entering the window where motivation increases. Investor clients should be building watch lists on MLS for DOM exceeding 45 days in Clarke and Oconee counties. If the Fed holds rates steady this week (likely), expect another round of price cuts in early August from sellers who need to close before fall semester.

Industry & Legal

Fed meeting this week is the key watch item. No rate cut is expected, but the tone of the statement and any commentary on inflation and geopolitical risk will move the 10-year yield and, by extension, mortgage rates. If the Fed signals concern about the Iran-driven bond selloff without offering dovish guidance, rates could breach 7% within days. Brokers should have rate-lock strategy conversations with every active buyer this week before the announcement. The 6.64% threshold identified by HousingWire as the demand inflection point is worth monitoring: every week rates stay above it, the Athens market loses incremental buyer activity. - HousingWire: Home sales positive but higher rates slowing demand
